Terms of Service

1. About Simple Yield

Simple Yield (“the Service”) is an online analytical tool provided by Simple Yield Ltd, a company registered in England and Wales. The Service allows users to model the financial performance of UK residential buy-to-let investment properties, including gross yield, net yield, monthly cash flow, stamp duty (SDLT), and a comparison between personal and limited company ownership structures.

2. Not Financial, Tax, or Investment Advice

The Service does not constitute financial advice, tax advice, investment advice, or any other form of professional advice regulated under the Financial Services and Markets Act 2000 or any other legislation.

All figures produced by the Service are estimates based solely on the inputs you provide. They are provided for analytical and illustrative purposes only. They do not account for your personal financial circumstances, risk tolerance, objectives, or any information you have not entered.

Before making any investment decision — including purchasing a property, arranging mortgage finance, or structuring ownership — you must seek independent advice from a qualified professional, such as an RICS-registered surveyor, an FCA-authorised financial adviser, a qualified accountant, or a tax solicitor. Tax rates, SDLT bands, and reliefs are subject to change by HM Treasury; always verify current rates with HMRC or a qualified tax adviser.

3. Accuracy of Estimates

Simple Yield takes reasonable care to ensure the calculation methodology reflects current UK tax rules (including the Section 24 mortgage interest restriction and applicable SDLT bands and surcharges). However:

  • Calculations depend entirely on the accuracy of the inputs you provide.
  • The Service models Year 1 income only; actual returns will vary year to year.
  • Operating cost estimates (legal fees, maintenance) are indicative only.
  • Tax rules change; we cannot guarantee figures remain correct after any Budget or legislative change.
  • The Service does not account for personal tax allowances, pension contributions, or any other income or relief that may affect your personal tax position.

4. Your Responsibilities

You are responsible for verifying all outputs with a qualified professional before acting on them. You agree not to use the Service as a substitute for professional advice, and you acknowledge that any reliance on the Service's outputs is at your own risk.

5. Intellectual Property

The Service, including its software, design, branding, and calculation methodology, is the intellectual property of Simple Yield Ltd. You may not reproduce, distribute, or create derivative works from any part of the Service without our prior written consent. You retain ownership of any data you input.

6. Limitation of Liability

To the fullest extent permitted by applicable law, Simple Yield Ltd shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising from:

  • Your use of, or inability to use, the Service.
  • Any reliance placed on figures, estimates, or information produced by the Service.
  • Any investment decision made in whole or in part on the basis of the Service's outputs.
  • Any interruption, suspension, or termination of the Service.

Nothing in these Terms limits liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be excluded under English law.

7. Service Availability

We aim to keep the Service available but do not guarantee uninterrupted access. We reserve the right to modify, suspend, or discontinue the Service at any time without notice.

8. Changes to These Terms

We may update these Terms from time to time. Material changes will be indicated by an updated effective date at the top of this page. Continued use of the Service after any change constitutes acceptance of the revised Terms.

9. Governing Law

These Terms are governed by and construed in accordance with the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
