1. Who We Are

Simple Yield (“we”, “us”, “our”) operates simpleyield.co.uk (the “Service”) and is the data controller for information collected through it. If you have any questions about how we handle your data, contact us at hello@simpleyield.co.uk.

2. What Data We Collect

Property inputs

When you use the property analysis tool, you enter financial information (purchase price, rent, mortgage details, etc.). This data is processed entirely in your browser and is never transmitted to or stored on our servers. We have no visibility of the specific property details you analyse.

Saved deals & theme preference

If you save a deal, it is stored in your browser's localStorage on your device - we never receive or see it, and there is no account behind it. The same applies to your light/dark mode preference. Saved deals persist until you delete them or clear your browser data, and they do not follow you to other devices.

Forms you choose to submit

The calculator never sends us your deal. Three optional forms send us information, and only when you submit them:

• Stay in touch (homepage)- your name, email address, what you'd like help with, residency status, where in Australia you live, a budget band, a timeline, and any message you choose to add.
• Pro waitlist - your email address.
• Deal review updates- your email address, if you choose to leave it when we ask the first time you save, share or print a deal. We remember in your browser that we've asked, so we don't ask again.

Submissions are emailed to our inbox. We use them only to contact you about the service or product you registered for. We don't add you to a marketing list, and we never sell or share your details, except with a professional you've asked us to introduce you to.

Usage analytics

We use Vercel Analytics to collect anonymous, aggregated usage data - for example, which pages are visited, page load times, and general usage patterns. This data does not identify you personally. No property inputs are captured by analytics.

3. Postcode Lookups

If you enter a UK postcode in the location field, the Service calls postcodes.io, a free, open UK postcode API. The postcode you type is sent to that service in order to resolve the area name. postcodes.io does not store personal data and operates under its own privacy policy.

4. Cookies

The Service uses the following:

• localStorage (saved deals and theme preference) - stored locally on your device, not a cookie, never transmitted to us. Persists until you delete it or clear your browser storage.
• Analytics - Vercel Analytics measures anonymous usage without cookies or cross-site tracking.

We do not use advertising cookies or any cookies that track you across other websites.

6. International Transfers

Our service providers may store data outside the UK, and we may access form submissions from Australia, where we operate. Where your details leave the UK, we rely on the safeguards our providers put in place, or on the transfer being necessary to respond to the request you made when you submitted the form.

7. Legal Basis for Processing

Under UK GDPR, we process form submissions on the basis of your consent, which you give when you submit a form and can withdraw at any time by emailing us. Our lawful basis for processing analytics data is our legitimate interests in understanding how the Service is used so we can improve it. Where required by law, we will seek consent before setting non-essential cookies.

8. Your Rights

Under the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018, you have the right to:

• Access the personal data we hold about you.
• Request correction of inaccurate data.
• Request erasure of your data (“the right to be forgotten”).
• Object to processing based on legitimate interests.
• Request restriction of processing.
• Withdraw your consent at any time, without affecting earlier processing.
• Lodge a complaint with the Information Commissioner's Office (ICO) at ico.org.uk

If you live in Australia, we aim to handle your information consistently with the Australian Privacy Principles. You can ask us to access or correct it, and you can also complain to the Office of the Australian Information Commissioner at oaic.gov.au.

9. Data Retention

Property inputs are never transmitted to us, so we hold no property analysis data. Form submissions are kept only while we need them to contact you about what you registered for: we delete them when you ask, and in any case within 24 months if we have had no further contact with you. Anonymous analytics data is retained in line with Vercel's policies.

10. Children

The Service is not intended for use by individuals under 18. We do not knowingly collect data from children.

11. Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be reflected in an updated effective date. We encourage you to review this page periodically.
