Privacy Policy

1. Who We Are

Simple Yield Ltd (“we”, “us”, “our”) is the data controller for information collected through simpleyield.co.uk (the “Service”). We are registered in England and Wales. If you have any questions about how we handle your data, contact us at hello@simpleyield.co.uk.

2. What Data We Collect

Property inputs

When you use the property analysis tool, you enter financial information (purchase price, rent, mortgage details, etc.). This data is processed entirely in your browser and is never transmitted to or stored on our servers. We have no visibility of the specific property details you analyse.

Theme preference

We store your light/dark mode preference in your browser's localStorage. This stays on your device and is never sent to us.

Usage analytics

We use Vercel Analytics and PostHog to collect anonymous, aggregated usage data — for example, which features are used most, page load times, and general usage patterns. This data does not identify you personally. No property inputs are captured by analytics.

3. Postcode Lookups

If you enter a UK postcode in the location field, the Service calls postcodes.io, a free, open UK postcode API. The postcode you type is sent to that service in order to resolve the area name. postcodes.io does not store personal data and operates under its own privacy policy.

4. Cookies

The Service uses the following:

  • localStorage (theme preference) — stored locally on your device, not a cookie. Persists until you clear your browser storage.
  • Analytics cookies — Vercel Analytics and PostHog may set first-party or third-party cookies for anonymous usage measurement.

We do not use advertising cookies or any cookies that track you across other websites.

5. Third-Party Services

Vercel— The Service is hosted on Vercel's infrastructure. Vercel may process server logs (IP addresses, request timestamps) as part of normal hosting operations. See Vercel's Privacy Policy.

PostHog — We use PostHog for product analytics. PostHog collects anonymous usage events. See PostHog's Privacy Policy.

6. Legal Basis for Processing

Under UK GDPR, our lawful basis for processing analytics data is our legitimate interests in understanding how the Service is used so we can improve it. Where required by law, we will seek consent before setting non-essential cookies.

7. Your Rights

Under the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018, you have the right to:

  • Access the personal data we hold about you.
  • Request correction of inaccurate data.
  • Request erasure of your data (“the right to be forgotten”).
  • Object to processing based on legitimate interests.
  • Request restriction of processing.
  • Lodge a complaint with the Information Commissioner's Office (ICO) at ico.org.uk

8. Data Retention

Since property inputs are not transmitted to our servers, we hold no property analysis data to retain or delete. Anonymous analytics data is retained in line with the policies of Vercel and PostHog respectively.

9. Children

The Service is not intended for use by individuals under 18. We do not knowingly collect data from children.

10. Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be reflected in an updated effective date. We encourage you to review this page periodically.
